10 acres, 660' by 660', flat and level. 100% usable except for 38' road easement
along north boundary.
Zoned A2-2 -- legal for commercial kennel (does not presently require
conditional use permit). County signed zoning-approval form in 2001, but
permit process was never completed due to new anti-breeding regulations.
Very quiet and private, with zero traffic, yet close to everything. 360 view of entire western Antelope Valley. No covenants or restrictions.
Property consists of 4 lots on one deed -- lot lines can be moved.

The water system was completely new in 2000. The well is about 450' deep, taps into a major aquifer, and can pump 70 gallons per minute all day long. There is a 10hp pump in the well, a pump house enclosing a 3/4hp booster pump (new in 2005) and two pressure tanks. The pumps are 3-phase, 220v, on their own meter. There is a 5000 gallon metal storage tank, also new in 2000. The water setup was designed for commercial use (not just domestic use) and serves both houses, both sprinkler systems, and numerous outdoor taps. Water bill (covering kennel, irrigation, and both houses) is about $40/mo. winter, $100/mo. summer.
Each house has its own septic system and electric meter. All structures etc. have county permits.
Good sandy soil, excellent drainage, no sheet-flooding even in the wettest weather. No mud, no blowing dust. There are about 30 mature trees, and 30 to 35 new and immature trees, including an apricot that is an outstanding producer. Each house has some lawn and flower beds (flowers grow like weeds!) The main lawn areas and some trees are watered by buried sprinkler systems (most work, but some need dirt blown out of the lines).
There are many quail and dove living on and around the property. In spring the property has lush grass and a dense bloom of poppies and other wildflowers. As with any high desert area, the green season follows rainfall rather than temperature. This property is in the best weather zone in the Antelope Valley -- temperatures are more moderate year-round, with cooling afternoon breezes in summer, and storms tend to go around us.
Property has 660' of frontage on Ave.D-8. Ave.D-8 is not paved but is solid even in wet weather. Property is 1/4 mile from 110th St. West (paved) and 1/2 mile from Ave.D (Hwy 138) which is slated to be four-laned soon. There are numerous alternate routes into town. 110th St.West is a mail route and school bus route. Since D-8 is a legal street, garbage pickup comes right to the property. There is a fire station in Antelope Acres, 2 miles away.

There is a very large fibreglass jacuzzi sitting out by the chicken coop; it is damaged but would be good for creating a fish pond. There is some wire fencing around the rental house and pasture areas, but it needs work.
