There are presently NO upscale boarding kennels in the Antelope Valley. This is a great opportunity for someone who wants to develop a new facility designed to serve the AV's rapidly-increasing population and fast-growing economic base -- about 30,000 new homes every year, and growth is still accelerating. There are a dozen new developments within 10 miles, many more in the planning stages, and an area of new custom homes being built 3 miles away.

An older boarding kennel 3 miles further out, with very limited facilities, reported a gross income of $120,000 in 2001.

Both houses are in very good condition and need only trivial cosmetic fixes (minor paint touchups, etc). You will need to install new chainlink kennel runs, and optionally finish the shop building to serve as an indoor kennel facility, cattery, or grooming area (or possibly even a veterinary clinic). The property could be further developed with up to two more houses (one per lot if lot lines are redrawn to equalize them).

I am only offering this property for sale because I am primarily a breeder (I don't offer boarding), and L.A. County now prohibits dog breeding.

Owner will carry with at least 30% down. Owner will provide initial advice on expansion, and some initial training.
